"I am one of 8 flat owners who regretfully engaged Graham & Sibbald to organise communal building repairs to the roof, chimneys and external stonework. While we only wanted essential maintenance and repairs completed, G&S prepared a tender for a total refurbishment of the entire building. We agreed on the understanding that non-essential items could be removed later. When the costs came back at c£240k the owners then tried to reduce this by taking out this non-essential work (say not required within 10 years) which was met with continuous hostility by G&S. I believe this was due to the resultant reduction in their fee of +%10. We also talked to other owners who had similar work done at a much cheaper cost. When we challenged G&S they resigned from the contract but still want a fee based on the inflated contract costs. Anyway to cut a rather painful chapter short we engaged another surveyor who was great to deal with and supported the desire of the owners not to undertake work not required within say 10 years. We appointed a contractor with about a 50% saving over the costs from G&S. I also now realise the whole tender process was flawed as G&S insisted on one manufacturer’s roofing product which only a few firms in our area can supply and they charge a significant premium. I believe this is contrary to good practice as there are a number of products with similar or better specification."
